OUR PROCESS

 

Building a home is not unlike an orchestra. There are multiple people with multiple skills all working together to bring about the vision of the conductor. As the ‘conductor’ it is important for us to build a system that works. We are confident in our process to bring about the best results in a timely fashion. Every build starts with Pre-Construction. This is the time from our first contact with you, to dirt moving on your land. Below, you will find the steps we take during this phase.

1. Fill out the New Client Information Form on our website.

  • That will allow us to integrate your profile into our online Builder/Client portal as well as give us an idea of your budget and vision.

2. Set up an initial in person meeting or zoom call.

  • Our Home Specialist, Eric Ginther (281-786-5520) will call you to schedule a date and time.

  • The meeting will be a perfect time to ask questions, talk about your timeline, choose between a portfolio, custom, or Simple Life house plan.

  • You will also discuss financial projections.

3. Connect to our loan/mortgage team for Pre Approval. 

  • We have a great financial team we have been working with for a long time. They are known for their customer service! You’ll love how easy it is!

4. Sign the Pre Construction Agreement, and pay the Pre Construction Fee.

  • The Pre-Construction agreement guarantees your engineering report for your land, licensing, and site evaluation.

  • Portfolio Pre Construction Cost is $6,000. 

    • $2,000 pays for the licensing of the house plans.

    • $3,500 goes to the soil testing and engineering for the foundation.

    • $500 pays for the site evaluation to determine scope of work and positioning of your home on the property.

    • Please Note: Any changes made to the portfolio home plans are charged at a rate of $150 per hour.

  • Custom Pre Construction Cost is $7,000

    • $3,500 for soils and engineering for the foundation

    • $500 is for the scope of work site evaluation

    • $3,000 design deposit (first 20 hours of design)

      • Custom house plans are created at $150 per hour

    • The second half of the custom design is due at design finalization

  • Simple Life Pre Construction Cost is $4,000

    • $2,000 pays for the licensing of the house plans.

    • $1,500 for foundation engineering

    • $500 for the scope of work site evaluation

5. A site evaluation is scheduled and design plans are created as well as the layout of your house on the property. 

6. Meet with our design team to make any small changes to the Portfolio House Plans.

  • We usually need around 2 weeks to make portfolio changes.

  • Custom House Plans can take 3-5 weeks to create and finalize.

7. Our in-house estimating department will determine a final cost estimate to complete your home.

  • This is subject to increase or decrease depending on any change orders you may have during the build or the fluctuation of material costs. 

8. Sign the Hayhurst Brothers Build Contract.

9. The Loan Company completes the Pre Appraisal of the loan amount.

  • They will also determine the market value for the projected house plan. 

10. Loan Approved.

  • Let the fun begin!

  • Portfolio Homes have a timeline of 8-10 months for completion.

  • Custom Homes can range between 10 months to a year and a half depending on size and scope of work.

  • The Simple Life series homes take 4-6 months to complete.
